Construction Defects
We understand Washington's condominium act, the damaging effects of water intrusion, and the unique issues of buildings built improperly (construction defect).
We pay attention to your 4 year warranty timeline and will work cooperatively with your developer if they want to stand behind their product. If they do not, we have experience working with attorneys, insurance carriers, consultants, banks, and contractors to facilitate this process with you.
Because of this experience, Conrad managed properties provide construction litigation services which are resolved faster and with favorable outcomes. This means the construction defect repairs are completed sooner, resulting in you moving on faster with enjoying your property and being able to buy, refinance, and sell again.
Disaster Recovery
Sometimes the unexpected happens. We understand insurance coverage and will work directly with your insurance company to respond quickly to floods, fires, or other disasters which may cause commercial property damage. We have additional knowledge and training in this area to provide you better service when disaster strikes. Through our strategic partners of restoration contractors we can ensure preferred response times and qualified responders to mitigate the loss, provide interim protection, and rebuild quickly and effectively. Our managers and maintenance staff are on call 24/7 for these needs.
Construction Management
Extensive repairs often involve many parties with commercial construction expertise with select scopes of work, such as architects, engineers, envelope consultants, reserve study specialists, third party inspectors, banks, contractors, insurance companies, attorneys, etc.
We can provide comprehensive project management services to ensure all the parties are on track, on budget, and working in your best interest. Since we aren't performing these tasks (designing, building, etc) we can provide true independent review when potential discrepancies arise.
We will work as your representative throughout the process from start to finish.
Design
Using our strategic partners including architects and designers we can suggest improvements that will enhance your commercial properties, increasing values, rents, and overall resident enjoyment. Examples you might consider:
- Lobby, entry, or community area makeovers
- Commercial property landscaping design and exterior hard and softscapes (fountains, play grounds, gathering spaces)
